We have a minimum criteria for all our tenants, exceptions to which must be discussed with the office, otherwise all our tenants must be:
- 21+ years old
- In full-time employment
The Application Process
All of our tenants must submit to a rigorous application process prior to being accepted for a rental property, this is to ensure that you can both afford the rent and that you will be a suitable tenant.
Application forms can be collected from the office or downloaded by right clicking here. We charge an administration fee for processing the application. All requested documents must be provided when the application is made.

Do I need a Guarantor?
For some tenancies, for example, students or those in part-time employment, we may require a guarantor.
Any guarantor must be willing to submit to the application process and be prepared to sign a Deed of Guarantee witnessed by a Solicitor.

When can I View a Property?
To make a viewing please contact the office on: 01642 483 430.
- Mondays: 9am to 5pm
- Tuesdays: 9am to 5 pm
- Wednesdays: 9am to 8pm (late night viewings)
- Fridays: 9 am to 5pm
Some viewing are conducted by the owner(s) or tenant(s) of the property and therefore times may vary.
You must view a property before we will accept an application to rent it.
I’ve been accepted what now?
Once you have been accepted at as a tenant we will require you to:
- Sign a 6 month Assured Shorthold Tenancy Agreement.
- Pay a bond equivalent to one month’s rent in cash (unless otherwise stated). (For more information see here)
- Pay one month’s rent in cash.
- Have Tenants Content Insurance in place. (For more information see here)
As part of the Agreement we will carry out inspections of the property for the duration of the lease, once during the first three months of the tenancy and then every subsequent six months when the lease is renewed.
What else might I need to know?
Here are some answers to questions we are commonly asked:
- Can I have a pet? Only with written prior approval. A pet bond will be required and ranges from £100-£150 per pet.
- I have a CCJ can I still apply for a property? If you have a CCJ you can still be considered for a property with us and must apply the usual way. Our referencing is carried out by an external referencing agency and it will be their decision to advise us on your suitability as a tenant. Provided the CCJ is only for a small amount, financially you are able to afford the property and are able to provide a guarantor then it is likely you will be successful. Alternatively if you are able to provide six months rent in advance then your application should be able to proceed. For further information you should contact us.
- I am in receipt of Housing Benefit/DLA can I still apply? Some of our properties are open for application from those in receipt of Housing Benefit/DLA or other state benefits. We would recommend that you contact the office to enquire which properties would consider your circumstances.
- I have just started a new job will this affect my application? Although we ask that all applicants have been in continuous employment for at least 6 months with their employer the referencing agency will look at your application as a whole and it may be the case they will request a guarantor. Alternatively 6 months rent in advance should allow the application to proceed.
- If my application is declined will my administration fee be refunded? If your application is declined due to failure to provide information when requested, providing false information, not disclosing personal information relevant to your application or withdrawal of your application then you will automatically forfeit the full administration fee. In some cases if the application is declined and non of the above apply we will only charge for the amount of work that has been carried out and you will receive a refund of the remainder of your administration fee. - How soon can I move in after I have submitted my application? The application can take between 24 and 72 hours to process, sometimes longer. Once we have the results, provided the application is agreed we will then be able to agree a move in date with you. Realistically you should allow up to 2 weeks from the date you apply to moving in, although this may vary from property to property.
- I am already a tenant with you, do I need to apply again? Yes. We have a contract to carry out tenant referencing with each individual client Landlord. It may be that since you first started renting with us your circumstances may have changed or your employment may have changed and we need to be sure that you will be suitable for the property you are applying for.
